Process
Each project is divided into several phase, generally every project has four to five phases. Here is how it works:
Schematic Design
Code and Zoning research
Preliminary Site Panning
Preliminary Floor Plan and Building Design
Zoning Change or Public Hearing (if necessary)
Design Development
Overall Design Refinement
Develop Building Functions and Structural Systems
Preliminary Budget Analysis

Bidding and Negotiation
The Architect will be on hand to field questions that will arise from the General Contractors (GC's) who are bidding your project. We will issue Letters of Clarification and Addenda as well as help you assimilate the GC's bids.
Construction Administration
The Architect will review Shop Drawings and specified material and equipment submittals, review Applications for Payment as well as review the progress of the General Contractor at regular intervals and report any irregularities to the Owner. Provide punch lists to the Owner and GC.
